Pre-Design Planning

Where the project scope requires this service, CORE group undertakes the following typical services:

* Analyze options for development including FAR limits, allowable land uses, space mix, parking etc.

* Assess operational impacts on the Developer business day resulting from the development process and the associated timescale and costs of the entitlements, design and construction process.

* From the above, enhance the Project program, define the preferred options, the potential approvals process, the schedule and the cost.

At the completion of this process, prepare an RFP for Architects/Master Planners. The RFP describes the Conditions of Contract, the scope of work and the project phasing. CORE group shall assist the Developer to select the bid winner for Master Planning, Infrastructure Design and/or Buildings’ design.
